When It's Time for a Replacement
Anywhere 3 or more sides of a roof drain into a common area or are places where pans are needed. Often owners are unaware that these areas exist on their roof. If they were fabricated from tin, they need to be painted regularly.
If they are fabricated from copper, they are also prone to the same wear holes as valleys. (notice the roof cement patches on the pan) Therefore these copper pans should be inspected periodically and if holes start to develop they may need to be properly patched with soldered copper patches or totally replaced with all new copper.
Many times these critical areas are more prone to poor workmanship because they are not visible to the customer. Home owners pay good money for what they believe is a quality job only to find the leaks reappear in several years.
