Metal flashings deteriorate if left unprotected. Copper oxidizes and eventually wears through exposing the wood beneath. Tin flashings will rust and corrode when left to the elements. Consider having your metal flashing inspected and painted on a periodic basis to prevent the unnecessary replacement of this vital portion of your roof.

Because valleys and flashings are water diverters, deteriorated valleys will cause serious interior damage. A broken slate will not leak as heavily as deteriorated flashings or valleys.

Over time, unexposed tin flashings rust through causing wood deck deterioration and interior water damage. Due to the volume of water which passes over the typical metal flashing, these areas are more likely to create major interior problems once deterioration has begun.

Exposed tin flashings should be painted regularly to prevent premature failure.

Due to the technical expertise required to replace the metal valleys, most roofers will perform temporary patches utilizing roof cement or caulking.
